For over 19 years, we have been managing property for appreciative clients. To date, we manage approximately 180 single family homes. Bill and his General Manager, Teresa Morlang, and full time Accounts Manager, Glenda Alcala, monitor each property with professionalism and the personal touch.
Each month we receive the rent payment, pay vendors who service the property throughout the month and send the balance to the owners. If minor (under $300) repairs or services come up during the month, we handle and authorize them. Should major repairs be identified, each owner is consulted for approval or disapproval before any work is done.
If rent payment is late, (more than 5 days) we contact the tenant and enforce a 10% late fee. As you can imagine, we have little trouble with late payers!
For all this and the knowledge that your property is being managed by professionals, there is a $125/month fee.
In addition, our experience in locating and investigating qualified tenants is invaluable to many owners. We advertise available rentals every day on multiple websites, including our website www.dugganpm.com, and with several other rental agencies. We create flyers with color photos of each property to post on a sign in the front yard so prospective tenants can get a good idea if they are interested before calling or disturbing your existing tenant.
We show the properties ourselves so we can personally meet each applicant and run a professional credit check on each prospective tenant. Each suitable application is reviewed and discussed with the owner so they can make an informed decision with helpful advice from Bill and staff.
For this professional, hands-on service and advice, the charge is equal to one month's rent.
